When Amos Harlow, Philo Everett and Peter White landed in Marquette a century and a half ago, the waterfront looked nothing like today’s bustling commercial and recreational harbor. In fact, if those men were to return, they probably would have trouble identifying Marquette. But true to the pioneering and entrepreneurial spirit that trio of forefather’s established, the Landing Development Group LLC is carrying on that vision and work ethic with Lake Superior’s premiere housing development.

The Landing Development Group is a team of five local businessmen with a diverse and comprehensive mix of knowledge totaling over 120 years of business experience. All live and work in Marquette. They understand this place, its people, and what it takes to operate a successful business in this climate

The monthly association fees have been established at $165.00 monthly with additional assessments for upper floor homes with a public elevator and other special building amenities such as security features, common corridors, etc... This fee covers exterior repairs and maintenance of buildings and grounds including landscaping, lawn maintenance, common utilities, snow shoveling and plowing. It also covers building insurance for the structure and allows for a reserve to cover long term repairs and maintenance. Owners should still insure interior of the home. We are able to keep this monthly fee low as we have one large swimming pool (Lake Superior) but it is unheated!
River Valley Bank is our financing partner and they have a special package for our buyers. We will be happy to arrange an appointment if you wish. They have been great to work with and will create something that fits your needs. In addition, we have a secondary market mortgage broker with fixed rate, long term financing options. You are always free to deal with your choice of lender as well.
We have optional appliance and window treatment packages available. This package is added to the price of your home and allows you to purchase appliances or window treatments at a special developer price. You choose exactly what you want and then we buy it for a discount.
The association agreement allows for two household pets. There is not a size limitation but they must be non-disruptive to neighboring homes. If an owner has more than 2 pets, they may keep them but not replace them when they pass away or leave.
Our buyer?s age range from 30s to 70s, a majority will be retiring soon or are already retired. Some of them are second homes. About 1/3rd of them are Marquette residents, 1/3rd State of Michigan residents and 1/3rd from outside the state.
They are heated with a high efficiency natural gas forced air system. They also have 6" walls insulated with a recycled blown cellulose that is very dense. All homes here have fresh air (ERV System) blown in regularly because they are so efficient.
All utilities in each home are individually metered and billed. (Except Baraga building)
High efficiency central air conditioning is also in each home.
The $5,000 reservation fee holds your choice of a completed home for up to fourteen days. Prior to construction, this same reservation will hold your home until the building design is completed, your home is designed and a final size and price are determined. At that point a 10% - 20% non-refundable deposit is required to hold your choice until it is completed. This will be done prior to beginning construction of the building. If the building is currently under construction, the $5,000 will hold your choice for 14 days to give you the time to make a final decision as well as arrange your financing. Within the 14 day period, you would then execute a purchase agreement with the non-refundable 10 to 20% deposit. The balance would be due when your home is complete and ready to move in. This also entitles you to spend up to 10 hours with our architect - free of charge!
All homes have either a one or two car garage attached to the building. We also have 8 additional detached garages in the rear of the parcel as well as multiple storage units for sale. In the Gaines and Adams building, the parking spaces and garages will be underneath the buildings.
Yes - limited customization is possible but will result in additional charges which may be significant depending on where in the construction process the home is, as
well as when decisions are made. We will be happy to talk to you about options and costs.
Walkability
There exists a national rating system for places to live that rate how 'friendly' the location is to walking as opposed to driving to services, entertainment, shopping, etc. Founders Landing has a walkability rating of 95 of 100 which is both outstanding and rare!
